Take
an active role in marketing your property.
Nobody knows
your property better than you. We encourage our sellers to take
an active role in the marketing of their property.
Showing
your property. Be flexible and remember the senses!
Once your property
is listed, you should start getting requests for showings of your
property. Depending on the agreement you have reached with your
real estate company, their agent may or may not be involved in showing
the property for you. If you do not want your property shown unless
you are home, be sure to try and be as flexible as possible in setting
appointment times for showings to buyers. Remember, the more prospective
buyers that have an opportunity to inspect your property, the greater
the possibility you will achieve your goal of selling your property.
When showing
your property, remember that most buyers have a strong tendency
to respond to what they can see, touch, feel and use. For this reason
make sure that all your lighting fixtures are working properly and
try to keep a pleasant aroma circulating in the house such as potpourri
or maybe even some bread baking, and again it is critical that the
house be free of clutter and look clean and organized. Make it look
and feel like home!
If you are
present during showings, answer any and all questions that potential
buyers may have openly and informatively whenever possible. You
should be aware, that the State of Florida has a real estate disclosure
law that requires all sellers of real estate to disclose any known
defects associated with the property.
